The opening of the Linear Chu-o Shinkansen will greatly advance housing in the area, redevelopment around the new station, etc.

【 Kanagawa (Hashimoto Station) 】
A Kanagawa station will be built in the vicinity of Hashimoto station which located in Midori-ku, Sagamihara.
According to the Sagamihara City website, there are plans to develop the area around the south exit of the station, but no concrete project plans have been made.

In the North exit area is roads and station plazas are being developed through urban redevelopment projects, etc., and development projects in accordance with plans have been completed for Hashimoto urban base area and the Hashimoto oyama-cho area.
In these districts, designated floor-area ratios are being utilized and commercial land use are progressing and the formation of base urban areas is progressing.
In the South exit area, the town planning for after the relocation of Aihara high school in accordance with the plan to establish a linear station is under consideration. The town is expected to be developed as a hub utilizing the land for Aihara high school, the construction of the Linear central Shinkansen line, and the proximity to the Sagamihara interchange on the Ken-o expressway.
In addition, in July 2015, the national government’s urban revitalization emergency development area “Sagamihara hashimoto station area and Sagamihara station area” was expanded, and the south exit area centered on the Aihara high school site and its surrounding area was newly designated
In light of these points, the area around the south exit of the station is a district that needs to be studied intensively. In particular, the south exit area, where land use planning is urgently needed, will consider as a “Priority land use district” in anticipation of the opening of the Linear Central Shinkansen Line.

【 Yamanashi prefecture (Otsu-cho area) 】
It planned that linear station in Yamanashi prefecture will be located in Otsu-cho, Kofu city. It is a peaceful rural area, and the word “development” rather than “redevelopment” is more appropriate. Because of the poor access to the existing station, the redevelopment is likely to be centered on condominiums and other residential buildings.
A major development plan may emerge from a long-term perspective.
In any case, no business plans, etc. for development were found.
[Nagano prefecture (Iida city)]
According to the basic plan for the Development of the Surrounding area prepared by Iida City in 2009, the distance from the new linear station to the urban area of Iida Town seems to be 3 km. Also, as in other prefectures, no specific development projects, etc. exist.

Nakatsugawa City, Gifu Prefecture, appears to be the planned site for the new station.
It is closer to Nagoya than Yamanashi and Nagano prefectures also more concrete plans are being made than in Yamanashi and Nagano prefectures.
There is no specific development projects, etc. here either.

As mentioned above, urban plans are being prepared for the planned Linear Central Shinkansen stations but we did not find any concrete projects planned.
Probably because the business plan of JR Central is not advanced, therefore the construction plan is not advanced either.
Then, is there no value in real estate investment around the new line where such a plan is not so advanced?
Even in Tokyo, there have been cases where new lines have not progressed well.
It is the “Nippori-toneri liner” that opened in 2008.
Since the opening of the “Nippori-toneri liner,” the condominiums have been built built and housing prices have been raised, and the cityscape where the countryside remains has changed to a residential area.
As for land prices, the unit price per ㎡ of land in Ekita 5-chome, Adachi-ku (400 meters from the planned new station site)
JPY 200,000 in 2006 to JPY 288,000 in 2021, the price has risen about 44%.
The scale of the Linear Chuo Shinkansen naturally cannot be compared to the “Nippori-toneri Liner”. It is necessary to continue to pay attention to it as an investment destination.
